Homes in ZIP 34987, which includes Tradition, sold at a median of $444,058 over the three months ending August 2026. That is down 4.9% from a year earlier, while sales climbed 36.9% to 344 homes. The median home sold in 108 days at 97.5% of list, and 38.0% of listings took a price drop. At the median with 20% down and Freddie Mac’s 7.40% rate (week of Oct 8), principal and interest run about $2,460 a month. Port St. Lucie’s 1.32% effective tax rate adds roughly $488.

My read: Buyers hold the leverage in Tradition this fall. More homes are closing, but at lower prices and after long listing periods, and the jump to a 7.40% rate means the monthly payment, not the sticker price, decides what you can afford. Your real budget swings on HOA and CDD dues and a wind-rated insurance quote.

Local Roots

Little known Tradition history.

Tradition is one of Florida’s largest master-planned communities, but it is barely two decades old. Here are six facts that explain how a former ranch became the “downtown” of Port St. Lucie.

2003

Founded by Core Communities

Tradition broke ground in 2003, developed by Core Communities on former ranch and agricultural land in western Port St. Lucie. It was planned from the start as a self-contained town, not a single subdivision.

8,300

Acres of new urbanism

Spanning more than 8,300 acres, Tradition was designed around new urbanism ideas: a walkable town square, narrow tree-lined streets, front porches, and homes set behind wide sidewalks rather than garages.

500+

Acres of lakes & preserves

The plan set aside more than 500 acres of lakes and over 300 acres of parks and nature preserves, weaving water and green space through the community and giving many homesites a lake or preserve view.

2010s

An innovation corridor

Tradition’s western edge along Innovation Way was envisioned as a research and commerce district, anchoring the jobs and healthcare side of the community that later drew a major hospital and corporate employers.

2019

Cleveland Clinic arrives

The community hospital on Innovation Way became part of Cleveland Clinic when the health system took over Martin Health in 2019, putting a nationally recognized brand of care inside Tradition’s boundaries.

2024

The HEART is dedicated

In 2024 Tradition unveiled The HEART, a 73 foot reflective stainless steel sculpture by artist JEFR at Discovery Way and Village Parkway, with a glass bridge visitors can cross — a landmark for a community built around gathering.

Everyday Life

Everyday amenities and services nearby.

From Tradition and PGA Verano, most errands take minutes. A full-service hospital sits inside Tradition, Publix and the shops of Tradition Square are close by, and a 3,107-acre city preserve lies west of I-95. Here is what sits closest, with sources.

Parks, preserves, and outdoor access

West of I-95, the city’s McCarty Ranch Preserve covers 3,107 acres with a lake system of more than 300 acres for kayaking and fishing, trails, camping and an 18-hole disc golf course. Closer in, Tradition Regional Park at 13120 SW Tradition Pkwy is under construction, with its BMX facility expected in late 2026 or early 2027.

Sources: City of Port St. Lucie and Tradition Regional Park

Groceries, pharmacies, and errands

Publix at 10400 SW Village Center Dr in Tradition Square has an in-store pharmacy, and CVS sits at 10720 SW Village Pkwy. The Landing at Tradition adds Target, PetSmart and T.J. Maxx, and the Sunday Green Market runs in the town square.

Libraries and community life

The Paula A. Lewis Branch Library, 2950 SW Rosser Blvd, opened in 2017 in a 21,500 sq ft former police substation, with a 200-person community room and a monthly book group. On the second Thursday from October to April, the city hosts free River Nights concerts at Veterans Park.

Restaurants, cafes, and treats

Tradition’s village core covers date night and weekday lunch, from Meating Street for steak and seafood to Pastaio for handmade pasta. See the full list in Eat & Shop below.

Gardens, golf, and recreation

The Port St. Lucie Botanical Gardens opened in 2010 on 21 acres along the North Fork, with butterfly, orchid and rose gardens and a $5 suggested donation. Inside gated PGA Village Verano, residents-only Club Talavera offers a pool, tennis, bocce and 27 pickleball courts, and the PGA Golf Club is nearby.

Open Space

Port St. Lucie parks, preserves, and trails.

Tradition and PGA Verano sit on Port St. Lucie’s western edge, where most of the city’s big open space follows the St. Lucie River and the old ranch lands west of I-95. That means a state preserve far larger than any village, a 3,107-acre city ranch with lakes to paddle, a riverfront eco-center with boardwalks, and a new regional park rising on Tradition Parkway.

The city bought these 3,107 acres of old Florida pinelands in 2012. The former cattle ranch belonged to the family of Dan McCarty, who became Florida’s 31st governor in 1953.

A lake system of more than 300 acres is open for kayaking, canoeing and fishing. There are trails for walking, biking and horses, an 18-hole disc golf course, 13 tent sites and 6 RV sites. Open 7 a.m. to sunset.

River Preserve And Boardwalks

Oxbow Eco-Center

St. Lucie County runs this 225-acre preserve on the North Fork of the St. Lucie River, bought with the South Florida Water Management District.

About 3.5 miles of trails, boardwalks and observation towers wind through floodplain forest and scrub. Entry is free, and trails are open sunrise to sunset. 5400 NE St. James Dr, 772-785-5833.

Closer To Tradition And PGA Verano

New regional parks, gardens and river nights

Tradition Regional Park (13120 SW Tradition Pkwy, about 110 acres) is under construction. Its signature BMX and all-wheels adaptive facility is expected in late 2026 or early 2027, alongside ball and multipurpose fields, trails and a kayak launch. The city lists a possible dog park among planned features. Farther north, Torino Regional Park (195 acres) broke ground in December 2025.

The Port St. Lucie Botanical Gardens opened in 2010 on 21 acres along the North Fork. On the second Thursday from October to April, the city’s free River Nights concerts fill Veterans Park at Rivergate. Inside Tradition, the Sunday Green Market runs in the town square.

Property Taxes & Utilities

Property taxes, utilities, and who to call.

These are the practical questions buyers ask once the tour is over. In Port St. Lucie, one tax bill carries more than taxes: the city’s trash fee and other assessments ride on it too. Rates and programs change, so verify current figures with each office before you budget.

Property Tax

St. Lucie County · City of Port St. Lucie

One bill combines county, school board, city and district taxes, plus non-ad valorem charges such as solid waste, stormwater and, in Tradition and PGA Verano, any CDD assessment. The city lowered its rate for the 11th straight year to 4.8750 mills for FY 2026-27, from 4.9750. The median effective rate in Port St. Lucie is about 1.32%. Tax Collector: 772-462-1650, with a Tradition office at 10264 SW Village Pkwy.

Homestead & Relief

St. Lucie County Property Appraiser

A primary residence qualifies for up to $50,000 off its taxable value; apply by March 1. Save Our Homes limits yearly assessment increases, and portability can move up to $500,000 of that benefit from a prior Florida homestead. Extra exemptions exist for qualifying owners 65 and older. On the November 3, 2026 ballot: a constitutional amendment (HJR 1F) that would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028. It needs 60% of the vote. Call 772-462-1000.

Billing Schedule

St. Lucie County Tax Collector

Bills go out on November 1 and are due by March 31. Paying early earns a discount: 4% in November, 3% in December, 2% in January and 1% in February. Escrowed bills go to your lender. Because the homestead exemption does not transfer, a new owner’s first bill can differ from the seller’s.

Electric

Florida Power & Light

Florida Power & Light serves Port St. Lucie. Florida assigns your electric utility by address, so there is no provider to shop. Start service at fpl.com or call 800-226-3545. Summer air conditioning drives most bills, so ask the seller for a year of statements.

Trash & Recycling

City of Port St. Lucie · FCC

FCC Environmental Services collects garbage, recycling and yard waste once a week. You pay once a year on the tax bill: $482.16 per home for the fiscal year that began October 1, 2026, up $14.83. A November 2026 straw ballot asks about twice-weekly pickup, which would add at least $131 from 2028.

I work Tradition every day and know the villages, builders, and HOA and CDD differences firsthand so the intel you get is current, specific, and honest.

Promise · 01
Honest

You get straight answers on builder contracts, resale comps, lot premiums, and fees. On new construction I represent you, not the builder. If the right move is to wait, I will tell you.

Promise · 02
Concierge

Trusted lenders, inspectors, and contractors, plus clear communication before, during, and well after closing day especially for out of state buyers.

Promise · 03
Working With Ann

What It’s Actually Like to Work With Me

Most of my Tradition clients are relocating from out of state and have never bought new construction or in a 55+ community before. The first conversation is rarely about a specific house. It is about timing, lifestyle, which village fits, and whether new construction or resale gets you what you want faster.

From there, the process is built around your calendar, not mine. I shoot straight on price, point out what I would walk away from, and protect your downside the same way I protect my own family’s. The relationship does not end at closing.
